Package Example

Shown on the left is a rendering of a full design package we did in 2023. Click below to download an example PDF of this model. This package was successfully submitted to local building officials for the construction of this roughly 4000sqft home in central Michigan. MCR Design-Build then acted as GC on the project beginning at the end of 2023 and was completed by mid-2024. 

Our Full Design Package

The goal of our design packages is to give the customer a comprehensive set of documents that they can submit to their selected GC (and local building officials for residential use). We'll take the customer through a guided experience where they'll be able to build out their project from the ground up in a virtual model. This will look different for each project type, but if we can use provided example above, the process will go roughly as follows:

  • ​Initial Meeting​

    • Establish rough vision (floorplan configuration, site placement, general build concepts)​

    • MCR Design process overview

  • Contract Delivery

    • Pricing and scope are established in a formal contract delivered by email or in-person. 

    • Generally, 50% of total contract value is due upon signing

    • Phase 1 of design packages begins upon receiving payment

  • Phase 1 - Modeling

    • (Optional) Site survey

    • "Kick-off" Meeting​

      • Held either in-person or online not to exceed 2 hours in length. ​

      • General model work including: floorplan, roof, door/window placement, trim detail selection, etc.

      • Discuss broad view goals for the project

    • MCR Design-Build works behind the scenes to sharpen the 3D model and plans. this can take up to 3-10 business days depending on the complexity of the job.

    • "Clarify" Meeting

      • Held either in-person or online not to exceed 2 hours in length.

      • Detailed model corrections

      • Discuss finer details, such as: style, materials, colors, finish types, product selections

    • MCR Design-Build works behind the scenes to "finalize" the model in our BIM software. 

    • "Lock-in" Meeting

      • Held either in-person or online not to exceed 2 hours in length.

      • Completed prints and model are displayed to the customer for review

      • Material/finish selections are approved by the customer

  • Phase 2 - Presentation Documents

    • MCR Design-Build works behind the scenes to:

      • Complete the PDF file set (example outlined below)​

      • (3) Renderings of the model selected by customer, such as the "Exterior View - Front Yard", "Kitchen", and "Living Room"

      • Material/product selection schedule

      • Generate conceptual budget overview

    • "Presentation" Meeting

      • Usually lasting less than 1 hour​​

      • Present documents/renderings for customer approval

  • Phase 3 - GC Handoff

    • MCR Design-Build will meet with your selected general contractor for your project up to 6 months after completing phase 2 for the purpose of clarifying the customers vision. ​

      • Held either in-person or online not to exceed 3 hours​

      • Summarize structural, architectural, and material elements of the project

Use Group:

The full design package is primarily geared towards those seeking to construct:​​

  • New Home

  • Addition(s)

  • Office Space - Remodels

  • Retail/Restaurant - Remodels

  • Places of Worship

  • Light Commercial Buildings

  • Any other small structure

Package Composition:

While any customer can make a package their own, we find it helps to have a generic package as a starting point. Listed below, is a common buildout of a full design package:

  • Floorplans

  • Elevation Views

  • Orthographic 3D Drafting Views

  • Section Views (as needed)

  • Door/Window Schedule

  • Up to 3 Realistic Renderings (as seen above)

Again, this is just a simplified list, but the design package is meant to be tailored to the customers needs. Customers pay purchase additional views, meetings, schedules, renderings, or anything else they may require for their preconstruction needs.

Value:

Residential -

For your typical architectural firm, you'd expect to pay at least $4/sqft for a custom home design package, with much less in the way of 3D visualization. The only real advantage that typical firm might have over MCR Design-Build is that they offer stamped prints (something that 99% of 1-2 family dwellings do not require for documentation with building officials). Pricing for full design packages may vary from project to project, depending on complexity, but our baseline package outlined above (a new home, following the standard phase plan, with the default package composition), is currently priced at $0.75/sqft with the option to purchase additional meetings, views, renderings, etc. We're a licensed builder, who understands real building practices, cost saving measures, and what really makes for a happy customer at the end of the job. Paired with some killer 3D visualization software, we can add a lot of value to your new home project, for less than a quarter of similar professionals in the field.

Commercial -

In a commercial context where stamped prints are often required in the end, regardless of the size of the job, you would likely assume that the value of this packages becomes diminished. While we understand that as a first impression, we've actually had considerable success at utilizing this process with our commercial clients to enhance the up front experience with their customers, allowing a smoother transition into the architectural/engineering phase of a project.
